Dear Elk Run Owners,

It is time again to provide you with an update on recent Elk Run Board activity. On September 25, 2017, your Board met for a budget meeting in Pagosa Springs. All three Board members were present for this meeting.

Currently we are tracking the following financials as of August 31, 2017.


  • • Billed $670,870.00 maintenance fees for 2017, with $636,666.79 (95%) collected and a balance of $29,823.21 (04%) past due. $4,380.00 (1%) adjustment.
  • • Outstanding - $114,227.21 for current and past years.
  • • Reserves – $387,545.00


We continue to turn over all non-maintenance fee paying owners to Wyndham collections. For those owners which are one year behind, foreclosure proceedings will start. This Board signed an agreement with Wyndham, Inc. to handle foreclosure processing and transfer of deeds or ownerships.


We signed an agreement with Wyndham Extra Holidays to rent non-paying owner weeks and during foreclosure. As of August 31, 2017 we have received $7,946.00 in rental income. Rental income will continue to decrease as fewer foreclosures come into the pipe line.

2018 Maintenance Fee

Based on the budget presented, this Board approved a (4.11%) increase to $760.00 per interval week. The increase from 2016 to 2017 was 5.95%, we are pleased with this smaller increase.


We are requesting bids to address foundation and crawl space issues regarding removal of ground water as we need to update our current system. We are also requesting bids to address some minor roof issues and include an annual roof inspection.
