Dear Mountain Meadows Owners,
Each year, your Mountain Meadows Board of Directors looks forward to communicating with our valued owners by means of this letter. During 2017, Cheryl Shipe, General Manager, and the Wyndham Pagosa Management team have worked diligently to enhance owner experience, from continued improvements in the check-in area to expanded outdoor activities, and overall Resort attractiveness. Our occupancy levels and survey reports have been high, and Wyndham Pagosa continues to be a desirable destination for vacationers of all ages.
The Mountain Meadows Board is happy to report that most of our planned improvements are on schedule for 2017, with the exception of installation of new HVAC systems, which will be completed in early 2018. Also in 2018 the Wyndham Pagosa maintenance team will be replacing or repairing window frames as needed, and will be installing two fountains in the lake to help ensure the overall health of the lake and to reduce the insect population.
At the September budget meeting, a high priority discussion item was lakeshore erosion mitigation, which affects all the Wyndham Pagosa properties located near the shoreline. For Mountain Meadows, this mitigation project is slated to begin by summer 2018. The Board also designated funds for foundation water drainage improvements and for concrete walkway enhancements. The 2018 Mountain Meadows budget was unanimously approved, providing for a 4.33% increase in annual fees, or roughly $3.19 per month per interval. This budget also includes a contribution to Mountain Meadows replacement reserves, which are crucial for future improvements to our properties.
