A Message from the President

Dear Mountain Meadows Owners,

We had our 2008 budget meeting on October 5, 2007. I would like to take this opportunity to update you on our decisions, rationale and projections for the operation for 2008.

It was necessary that we impose a 4% increase in our maintenance fee for 2008. This increase is in line with the other associations at Wyndham Pagosa. Rationale: The cost for taxes, energy, housekeeping and replacements have all increased. We are in the process of replacing furnaces, trundle beds, tub enclosures, air conditioners, appliances, new interior lighting, guest bedroom furniture, dining sets, repainting for 2007. In 2008 we will be replacing more furnaces, appliances, tub enclosures, stair hand railings and keeping money in our reserves for emergencies and replacements.

After surveying the other associations within Pagosa our fees are about average. However, in surveying resorts throughout Wyndham we find that Mountain Meadows is well below average with our maintenance fees.

All associations have voted for a smoke free resort which is effective by the end of the year.
