Greetings from the Mountain Meadows advisory board!

The budget meeting of the Mountain Meadows Property Owners Association, Inc. was held on October 21, 2011. Enclosed is a review of the status of your vacation ownership.

The resort appears to be doing well thanks to the excellent management and leadership of the resort staff. The Mountain Meadows Property Owners Association, Inc. has found some financial situations that need to be remedied in the Proposed 2012 Budget. The board looked very long and hard at options available and endeavored to present a budget that will come in line with other Wyndham Pagosa Associations. In the past, we have been at the lower end of increasing fees. As a result, our reserve fund is well below the average. Therefore, we have raised the maintenance fees by $130 per interval. This will bring the 2012 Maintenance Fees to $758.00 per interval.

Current economic conditions are placing demands on everyone's finances. The board does not want to place additional burdens on owners. However, in order to maintain the quality of the resort and meet reserve requirement we reluctantly did what we deemed to be in the best interests of the owners for the future of the resort. The goal of the staff and the board is to provide every guest with a secure and friendly vacation stay. This can only be accomplished with proper financial support through the payment of your maintenance fees.

I know you are like me when checking into a Wyndham resort – we expect everything to be in tip-top condition with no surprises. We have been advised by the Wyndham Vacation Resorts staff that Mountain Meadows will need new siding in the near future. The board has asked from management to obtain estimates for cedar siding as well as siding similar to that at Eagles Loft.
